When is the Best Time to Sell My Home


I have been asked this question many times during my thirty three years in the real estate business, and the answer seems to change every year. 

There was a time in the Tri-County area (Montgomery, Autauga and Elmore counties) when our business was much more seasonal than it is today. It is still true that more homes sell between March and August every year; however we have found that homes tend to sell year-round more than ever. 

There are several reasons for this. First, we have the best interest rates we have had in years -- this has increased sales volume. Second, the dwindling supply of homes on the market, even during the summer months, has meant that people are searching for a home during the holidays, too. Third, we have major companies and the Air Force transferring families here to our area at all times of the year. Fourth, sellers are continuously building or buying homes now, requiring a sale on their present home to complete their new home transaction. 

Here are some suggestions that you might review to make your decision simpler.

  • If you think you may want to buy your first home or upgrade to a larger home, the first place you start is with the financial question- can I afford to buy now, and how much home should I be looking for in today’s market? The first place you would look to get that answer is to the local mortgage market, which is every bit as competitive as anything you would able to find on the internet. An advantage of going to a local mortgage company is having a real person right here who knows our market (not three states away from the home you desire) to answer questions during the process. 
  • Next if you want to shop for homes on the market and you like shopping on the Internet, here are three sites that would help you in your search: is the public MLS site for all listings in the area, or my own web site, will link you to the public site and the listings we currently have in our company inventory. 
  • I would then contact a Realtor that works in the areas that you have picked out and set up an appointment. Do this to see if that person will be one that you feel comfortable working with during your search for homes. Make sure that you are able to work with an agent who will represent your interests as the buyer.
  • If the Realtor has the initials GRI, ABR or CRS after their names on their card, that means s/he has spent countless hours in study and classes learning how to serve buyer or seller clients in the past and is a true expert in service. 
  • This is the biggest purchase you will ever make in your life, be sure you have an advocate in your corner. 
  • Once you have found the home of your dreams, enlist the service of a professional home inspector to inspect the house you have chosen. You will avoid having any unwanted surprises after the closing. The cost will range from $275-300 for the inspection, depending on the size of the residence. 
  • If there are repairs that need to be completed prior to closing, I would insist on licensed professional contractors with good references to finish the work required. 
  • As important as this decision is to you and your family, now is not the time to get the only the low bidder on the job. The old adage, “you get what you pay for” rings true with all professionals. 
  • Several years ago, when I had major back surgery, I did not ask the surgeon to cut his “fee”, I just wanted the best that money could buy, and that is what I received.
